Tviria Realty Pvt Ltd was incorporated on 19th Jul 2014 with the aim of venturing into Real Estate related services. Initially the model was deliberately kept asset light and the primary business was renting, selling and all property related management services to include interiors, registration etc.  

The company is a debt free company as on date and is consistently profitable. The Company was able to sustain well during the COVID period also, as property related transactions kept happening, albeit at a slower pace.

Now, the Company has decided to get into operating a Resort and Agriculture-tourism near Lonavala, Maharashtra. The company is planning to build a 10 room resort for Agri- tourism and a get-away destination for the tourists from Mumbai and Pune predominantly.
The resort will have guest rooms (incl tent / machans or any other type of stay), area for recreation, arboriculture, adventure area with the main focus on Agri- tourism. With more and more people from urban cities looking for close-by destinations to travel and stay for rejuvenation and celebrating events in groups, this property should be an ideal destination.

The Project would be  built on 1.5 Acres of land owned by the company close to Lonavala. The total project cost is estimated to be Rs 3 Crore. The part funding of Rs 1 Crore is being raised now by issue of equity shares. The remaining would be funded by the Promoters of the company & partial debt (if need be). The property is likely to be ready by Sep 2025, 18 months from now. Lot of initial planning has already been done. 

The company is now looking for investors who would want to be a part of the Company in this journey and all future ventures by Tviria Realty Pvt Ltd. The company is at present held 100% by the Promoters. Part Equity dilution is being done now by virtue of the present private placement. 

The Company plans to come out with IPO 3-5 years after this project is fully functional. The present investors will get an exit then, in case they wish to. 

Real Estate is an asset heavy sector and the investments take time to fructify. Once the Project gets settled, returns are perpetual and steady. 

This opportunity for investment in equity shares in Tviria Realty Pvt Ltd is a one-time opportunity for a close group of people. The promoters do not intend to sell any further equity till the launch of IPO. Sine, there will be very few investors now, allotment would be on first come first serve basis or as appropriate. The investors would also be benefitted by discount stay in the resort as feasible, once the resort is fully operational.
